Terms & Facility Rules
Last Updated: October 26, 2026 • Governing Property Operations at 5584 Ramsey Road, Niagara Falls, ON
1. Facility Access & General Conduct
HJ Storage Limited provides tenants with 24/7 drive-up access to their assigned unit or outdoor parking bay. Tenants must adhere to facility speed limits (maximum 15 km/h on all driveways), keep aisles clear for emergency and moving vehicle transit, and secure their unit door upon departure.
2. Prohibited Storage Items
For the safety of all tenants, staff, and the facility, the following items are strictly prohibited inside all units and containers:
- Flammable, combustible, or explosive substances (including gasoline, propane tanks, fireworks, or hazardous chemicals).
- Perishable food items, animal feed, or goods likely to attract pests or insects.
- Living organisms, pets, plants, or animals of any kind.
- Illegal drugs, contraband, stolen goods, or un-permitted commercial materials.
- Human occupancy or habitation. Units cannot be used as living quarters, sleeping spaces, or workshops with open flames.
3. Locks & Security Keys
Tenants are responsible for supplying an appropriate padlock for their assigned roll-up door. Heavy-duty, weather-resistant disc padlocks are available for purchase directly at our office. Only the tenant retains keys to their unit lock. HJ Storage does not maintain duplicate keys to tenant units.
4. Rental Agreements & Billing
All storage leases operate on flexible, transparent month-to-month rental agreements with zero hidden administrative fees. Monthly fees are payable on or before the due date via Interac e-Transfer, credit card, or approved automatic billing.
5. Move-Out Notice & Unit Handover
Tenants must provide written notice (via email to admin@hjstorage.com or in person at the office) prior to vacating. Upon move-out, the unit must be swept clean and unlocked.
6. Insurance & Limitation of Liability
Stored property is held at the tenant's sole risk. Tenants are advised to maintain active tenant, homeowners, or commercial insurance covering the value of their stored goods against unexpected loss, severe weather, or force majeure.
7. Default & Statutory Lien Rights (Ontario RSLA)
All rental accounts are governed by the statutory provisions of the Repair and Storage Liens Act, R.S.O. 1990, c. R.25 (RSLA) of the Province of Ontario. In the event of non-payment or default on monthly rental fees:
- Electronic gate access may be suspended immediately upon the account becoming past due.
- HJ Storage Limited reserves the statutory right to place a lien upon all stored property inside the leased unit or parking bay.
- Following the expiration of all statutory cure and notice periods under the RSLA, the facility may sell, auction, or dispose of stored property to satisfy outstanding arrears and recovery expenses.
